North Hills Zoning Decision Continues

Rezoning of North Hills, Z-67-There was another public hearing at City Council 9/21/2022.

Councilor Buffkin, who represents our area, made a motion to send it back to the Transportation and Transit committee for a second review. At issue, finally, are road updates for the area and whether they can be funded to support the added density and traffic congestion that this project will bring. The committee will probably meet in October and then be sent back to Council for the continued public hearing some time in November. It is highly unlikely that this case will be decided before the upcoming election.

It should be noted that it took ten years to bring the Six Forks project into reality and there is no current budget for any roadway improvements outlined in the Midtown area plan. Additional 23 and 27 residential towers have already been announced for North Hills East without any infrastructure improvements. The applicant did propose standard language for affordable housing for Z-67-21 at 80% AMI but it was not formally presented at today’s meeting.

The outstanding issue remaining is still the proposed building heights of 40, 30 and 12 stories whereas the future land use map and Midtown area plan cap building heights at 20 stories.
